An Agency cannot be terminated in the following cases:
(a) When the agency is one, coupled with interest. A, gives authority to B to sell A’s land and to pay himself, out of the proceeds, the debts sue to him (B) from A. A cannot revoke this authority nor can it be terminated by his insanity or death.
(b)Â When the agent has incurred personal liability and
(c)Â When the authority has been partly exercised by the agent.
